Full Service Property Management

  • Inspect property to provide the owner a list of items that may need to be addressed to get the property in "for rent" condition.
  • Hire vendors to complete make ready repairs at owner's request.
  • Video tape property prior to giving possession to any new tenant.
  • Advertise property in consultation with owner for the best exposure while maximizing the advertising dollar.
  • Show the property to perspective renters.
  • Qualify applicants with a back round check to include credit, criminal, rental history, and employment verification.
  • Sign lease agreement with applicant(s).
  • Collect security deposit and first months rent in certified funds.
  • Collect monthly rent in a timely manner.
  • Process eviction paperwork when necessary.
  • Hire repair vendors as needed.
  • Account for all funds - including providing Owner with a monthly statement of account showing income, expenses, and funds the owner is to receive.
  • Annual Inspection of the properties interior.
  • Lease renewal for hold over tenants.
  • Move out inspections when property becomes vacant with a follow up report on what needs to be addressed to get the property back into "for rent" condition.

 

One Time Lease Ups

  • When owners take the monthly management of the property on for themselves but want to have help finding a qualified tenant.

  • Advertise property in consultation with owner for the best exposure while maximizing the advertising dollar.

  • Collect security deposit and first months rent in certified funds.
  • Account for all funds - A one time accounting report of income, expenses, and funds the owner should receive at the completion of the One Time Lease Up.
